The number of people selling their house privately, thus avoiding the payment of Estate Agents fees & commission, is increasing every year. This is mainly due to the increasing use of the internet. However, private selling is a lot more than making use of the internet. Many people would like to sell their house privately but are unsure how to go about it. Full HIP can advise you precisely how to go about a private house sale. We will explain both the advantages and disadvantages and what selling options are available to you.

What our service can include (to suit your requirements);
- A property evaluation. This is a full property evaluation which is more comprehensive than that usually provided by an Estate Agent.
- Your property searchable through the major Search Engines by listing the details on the Full HIP website. The Full HIP website is fully indexed and regularly updated by the major search engines such as Google and Yahoo and often appears on the first page of search results (If this is gobble-de-gook don’t worry it means that that people will be able to find your property on the Internet)
- We will register your property with the major On-Line Private House Selling Websites. These will be the most visited sites by prospective buyers. This maximises the chance of a buyer looking for a property and save you money by ensuring that your site is not registered on sites which have relatively few visitors
- Arrange a ‘For Sale’ property board to be erected outside your house
- Forward any enquiries direct to you by phone and e-mail.
- You pay us only for the service options you want, no more. You will not pay us any commission on your Sale.
- A Full HIP Home Information Pack which includes 2 printed copies, 2 CDs and a password protected on-line version, viewable by prospective buyers
- Undertake a Home Condition Inspection for inclusion in the HIP.
- Generate Floor Plans for inclusion in your HIP and online information.
- Take photographs of your property which prospective buyers can view online (alternatively you can take the photographs yourself on a digital camera and supply us with ones you wish to show). Photographs can also be included in the HIP.
- Place adverts in your ‘Local’ newspaper.
Note: You can put your house up for sale privately and simultaneously sell through and Estate Agent. You just need to make sure that you don’t sign a ‘Sole Selling’ Agreement with the Agent. Sole Agency agreements should be OK but check the ‘small print’.
How much will it cost?
It depends on which of the many options you choose (don’t worry, we will advise) however a typical cost will be in the range £175-£350 excluding your Home Information Pack and local newspaper advertising. Remember this is all you pay, no additional marketing costs when your house is sold.
For a small additional charge of 15% of our total charge, half of the charge can be deferred until your property is sold or is taken off the market for any other reason. This enables Full HIP to cover some of our costs prior to receiving full payment. The 15% covers our loss of interest and additional administration costs.
