How Long Does a HIP Last? This is our most asked question.
- Indefinitely if you do not take your house off the market
- 1 year if you take your house off the market (except if due to an aborted sale)
- You have 28 days to put your house back on the market after an aborted sale.
- If you take your house off the market and 1 year has passed since you first put your house on the market then the documents in the HIP will have to be refreshed (effectively a new HIP)

Validity of a HIP. There is considerable misinformation about the validity of a HIP. The only legal requirements are;
- that the HIP is on order before you start selling your property
- the Energy Certificate is less than 12 months old when you receive your HIP
- the searches and Land Registry information is less than 3 months old when you receive your HIP.
Your legal obligation stops there. You have NO obligation to update the HIP provided;
- if you choose to take your house off the market you put it back on the market within 1 year of when your house was first marketed.
- that you put your house back on the market within 28 days of an aborted sale.
If the potential buyer’s conveyancer/solicitor is not happy with the contents of the HIP then it is the buyer who bears the cost. You may of course choose to update the information at any time (which Full HIP will do at cost).
Estate Agents Charge to ‘Authorise’ your Independent HIP. Some Estate Agents are attempting to charge between £30-£75 to ‘Authorise’ HIPs not ordered through them. This is an unjust charge – do not accept it. Inform them that your intended HIP Provider, Full HIP, has signed up to the government advised HIP Code which should be recognised by all Estate Agents as a guarantee that the supplied HIP will meet the required standards. In fact Full HIP supplies a pack which exceeds the minimum requirements. If they insist on making this charge you should consider talking to another Estate Agent.
Temporary provisions for first day marketing extended. The government announced on the 8th May the extension of the temporary provisions for first day marketing and leasehold requirements in the HIP Regulations from 1 June to 31 December 2008. In plain English this means that the concession to the HIP legislation that allows sellers to order the HIP rather than be in receipt of a HIP before selling can commence has been extended. The reference to leasehold requirements relates to the concession which only requires that the lease document is present rather that the longer list of leasehold related documents required when the HIP requirement was first introduced in August 2007
